[ARCHIVED] Multi-Family Residential Planned Unit Development on Winnetka Road

Project Description:
On January 17, 2018, the Plan & Zoning Commission recommended approval of an application from Edward R. James Partners seeking to build rental townhomes on the 2.16 acre parcel located at 1725 Winnetka Road.  The petitioner is seeking approval for a change to the current zoning from M-1 Light Manufacturing to R-6 Multiple Family Residential; approval of a Special Use permit in the form of a Planned Unit Development; and relief from the following Zoning Code requirements: minimum lot area per dwelling unit; maximum dwelling units per acre; minimum front yard setback; maximum floor area ratio; maximum lot coverage; and maximum building height.  


On February 6, 2018, the Architectural Commission reviewed the proposed building elevations,  lighting plan, fencing, landscape, hardscape and signage.  The request requires a variation for fence height.  The Architectural Commission continued their discussion until the Monday, March 12, 2018, meeting.  The application will be forwarded to the Village Board of Trustees once there is a formal recommendation from both the Plan and Zoning Commission and Architectural Commission.


On February 20, 2018, the Village Board will consider a text amendment to the Zoning Code Planned Development regulations.
