10-31-17 Update: The petitioner has submitted an addendum to their application which reduces the unit count from 34 units to 32 units amongst a number of other changes outlined in the petitioner’s submittal. Click here to view the addendum.
On November 6, 2017, the Plan & Zoning Commission will continue to review an application from Edward R. James Partners seeking to build 34 rental townhomes on the 2.16 acre parcel located at 1725 Winnetka Road. The petitioner is seeking approval for a change to the current zoning from M-1 Light Manufacturing to R-6 Multiple Family Residential; approval of a Special Use permit in the form of a Planned Unit Development; and relief from the following Zoning Code requirements: minimum lot area per dwelling unit; maximum dwelling units per acre; minimum front yard setback; maximum floor area ratio; maximum lot coverage; and maximum building height.
At a future Architectural Commission meeting (date TBD), they will continue to review the same property, considering the request for approval of site plan, exterior facade, lighting, fencing, landscape, hardscape and signage. The request requires variations for fence height, light post height, and lighting level standards.
