[ARCHIVED] September 15th Preliminary Plan Review Committee Meeting

The Preliminary Plan Review Committee will be meeting on Thursday, September 15, 2016, 6 p.m. in the Village Hall at 361 Happ Road, to provide preliminary feedback to R2 development company and Myefski Architects regarding a single family residential development they are contemplating. The petitioner wishes to develop a seven acre site along Willow Road with 23 single family homes. The development would include existing parcels at 2140, 2150, 2156, 2158, 2160, 2170 and 2184 Willow Road. The proposed floor plans would range between 3,000-3,800 square feet. The Preliminary Plan Review Committee is made up of representatives of the Village Board, Plan & Zoning Commission and Architectural Commission. They convene as needed and provide preliminary feedback on conceptual development projects. This process is not a required step in our development approval process but is triggered at the request of the potential developer. The Preliminary Plan Review Committee’s feedback is only being provided as a courtesy to the developer and should not be taken as an approval or denial of the plans. No formal actions will be taken and no motions will be made.

If after the preliminary plan review process, the petitioner decides to proceed with their development concept they would seek approval as a planned unit development. A planned unit development requires review by the Architectural Commission, a hearing before the Plan & Zoning Commission and final approval by the Village Board. The formal application process will require more detailed plans than what has been provided for this preliminary review, including a preliminary drainage plan, detailed landscape plan, full elevations, colored renderings, building materials, traffic study, sign plans, etc. The project would also be subject to our subdivision approval process.
