Construction and development is subject to a variety of codes, ordinances, guidelines, permitting and inspections - all designed to establish high standards for safety, design and planning. The intent of these regulations is to enhance the safety, quality and character of the built environment throughout the community.

Planning & Zoning


Development is subject to the Village of Northfield’s Zoning Code, Subdivision Code, Comprehensive Plan, Village Center Design Guidelines, Landscaping and Tree Preservation Ordinance, Sign Ordinance, and Fence Ordinance. These standards and guidelines are designed to protect community safety, promote orderly development, enhance property values and maintain the high quality of Northfield’s built environment. The Architectural Commission, Plan and Zoning Commission, and Zoning Board of Appeals are charged with hearing appeals or variations to these ordinances.

Building & Life Safety Codes


The Village adopts various building and life safety codes to establish minimum standards for the safety and benefit of all Village residents and property owners. View the Codes adopted by the Village for all building improvements.
  

Construction Hours


  • Monday-Friday: 7 a.m. - 7 p.m.
  • Saturday: 9 a.m. - 5 p.m.
  • Sunday and National Holidays: Noon - 5 p.m.

Tree Preservation & Protection


Trees located within the right-of-way or front or side yard on a single family parcel or any portion of a multi-family or non-residential site that are greater than 6 inches in naturalized areas or greater than 3 inches in previously landscaped areas are protected by the Tree Preservation and Protection Ordinance and Landscape Plan Review Ordinance. If you would like to remove a protected tree on your property, you must receive a permit from the Village. View the Protected Tree Removal Application. For questions about tree preservation and protection, call 847-784-3555.

For diseased, infested or dead tree removal in the front or side yard setbacks, you will need a Letter of Authorization for removal.  View the application here.
